BEHIND THE SCENES: The John Dory Oyster Bar in NYC

The John Dory is a sustainable seafood restaurant located at the Ace Hotel in New York City at 1196 Broadway. We had the privilege of doing the custom millwork for this project, including the green ceiling beans. The designer behind this project knew they wanted metal ceiling beams for nostalgia but were limited by both time and budget. Our solution was to create faux would beams with rivets in them to create the look of metal beams without the cost.

First, we simulated the beams entirely out of wood

Then, we brush painted it with a high gloss green paint. After a glossy coat of paint, you would never guess they weren’t 50 year old metal beams and brackets. See for yourself!

CKS Millwork Design: Our Collaborative Process

We have refined our process from sales and budgeting, to order entry, production, shipping and installation to attain highly predictive, highly repeatable results every time.  At CKS, we align our expectation with yours through good communication.

Idea Generation

Each project begins with the architect’s ideas. We gain an understanding of the designer’s vision and ideas and then offer cost-effective solutions to deliver the design in it’s entirety. We help supplement the designer’s ideas with our experience and technical knowledge to bring the design to life.

Conceptual Pricing

This is where we turn a designer’s ideas into a buildable concept. Our experience lends us the expertise to know what elements will compliment the design while still staying within budget. Here, we meet the designer’s ideas and bring the fabrication cost into focus. In doing so, we provide cost and material options to the designer and client that work within the timeline and budget of the project.

Approval

We keep communication open and take every step to ensure your every expectation is met. During this stage, we present clear plans to all parties for the approval to proceed.

Engineering Discussion

Once we have approval to proceed, we begin executing our internal engineering discussion.  This is a detailed discussion of means and methods of fabrication and installation.  Topics can include construction joints, size of elements, the coordination of outside components, vendor selections, coordination of finishes, and materials.

Shop Drawings

With approvals and key details resolved, our team moves into field condition measurements and verification as well as very detailed shop drawings. These drawings include every detail from dimensions, finish locations, and veneer grain direction. Once we complete these drawings, we submit them to the architect for full review and approval before proceeding beyond this point.

Sample Submittals and Approval

While shop drawings are being prepared, we create a list of finish and material submittals for the designer to review and approve.  This step includes all finished materials in the design including wood veneers and finish, metal finishes, natural stone, marble, or synthetic stone.  Once the designer has reviewed and approved these samples, we begin the final fabrication process.

Fabrication and Component Sourcing

With all approvals submitted, begin acquiring all materials and components, rather than putting that responsibility on the designer.

General Contractor Meetings

Depending on the scope of the design and contract with Acacia, our general contractor may attend job site meetings to stay current with conditions, address timing issues, or any other issues that might affect our work.  We keep a close eye on the project throughout the entire process to ensure a successful outcome.

Installation

In our millwork shop in Durham, we pre-assemble the pieces to discover any hidden issues before we get into the field for installation. Then, we disassemble the components and carefully pack and transport them to the site. Our skilled crews repeat the set-up and installation sequence and follow by cleaning and applying any field protection that may be needed.

Inspection and Approval

The final task in our process is the detailed inspection and approval of the project but the client and architect.  Together, we look at all components of the design. We make a list of outstanding items and details, if any, and at that point we ask for a signature of final approval.

Designer Solutions by CKS: The Modern Grey Kitchen in New York

We worked with famed designer, Thom Filcia, on this unique project in New York City for pro-golfer, Cristie Kerr. This kitchen design project was quite a feat. The original layout didn’t make the best use of the square footage— particularly for entertaining. The solution we came up with was to remove the walls between the kitchen and the main living space and move some of the appliances to the kitchen island to create a more free-flowing interior. The new layout presented an open floorpan that would really showcase the elegant and timeless design.

CKS worked with the project designers to select materials and colors that were fresh yet timeless, and warmed up the space with rich finishes and interesting wall-coverings, such as the textural abaca on the kitchen ceiling. Additionally, Christie and Filcia agreed they wanted batten teak throughout the entire kitchen but were not sure how to achieve it. We listened to their ideas and with her budget considered, we created a stable substrate for the doors so they would not expand and contract with the seasons.

Our solution was to integrated solid teak with veneer teak with no visible hardware to create a streamline look. The result is depth and personality, in this cool, modern NY home

We are so pleased to share a recent feature that Chapel Hill Magazine did on one of our favorite projects– The Modern Industrial custom kitchen design in Chapel Hill! We helped Renee, in this Chapel Hill renovation, transform her home into a transitional and industrial space.

We loved working with the homeowner, Renee, who brought a lot of distinct and innovate ideas to the table. She is truly a creative.

 

“Art is personal,” Renee says. And now we’re implying life lessons beyond canvases. “If you always get what you love, everything always goes together. I see people try to do what’s in style or what should be in a certain type of house – it’s whatever you love. Everything in here I love, I absolutely love. And it’s all totally different, and it all just kind of works.

The master bathroom got a complete overhaul from the vessel sink to a new shower door and the upgraded, furniture-style vanity. Lastly, we installed a custom, black and white tile marble mosaic inlay that distinctively completes the space.

For this Chapel Hill kitchen renovation project, we partnered with Debra Zinn to create a more functional and open kitchen space for a large family. The homeowners wanted to incorporate an eating area for their family and a commercial hood and stove to accommodate cooking for a large family. The space we had to work with was rather small which made space-planning critical. To maximize the kitchen space, we created a smart pantry pull-out and added extra shelving to the cabinets  Additionally, we seamlessly fit all of the appliances this family wanted including a large fridge, wine cooler, stainless steel apron sink, and the large commercial stove. To add some visual interest, we installed wainscoting on the island and took the cabinets to the ceiling. Next, we built a custom, rich blue furniture piece. The blue accent not only created a nice pop of color in the kitchen but also allowed the homeowner to display her bright and colorful cookbook collection. The finishing touches included new grey hexagon floors, a white subway tile back splash, and chrome pendants. These elements really finish off the space and give it a unique but classic feel that this family can enjoy for years to come!

HOME TOUR: Traditional Elegance in Chapel Hill

CKS Design studio worked closely with the homeowners of this Chapel Hill home as they planned and designed the custom design for their new home build. The home features a traditional and luxurious custom design while still staying current with a smart mix of colors and materials.

To stay within budget, CKS designer Zack Simmons suggested mixing cost-effective manufactured cabinets with custom cabinetry and design elements. CKS custom-made the glass fronts on the upper cabinets, the intricate feet on the kitchen island, and the dramatic, one-of-a-kind, custom hood. CKS continued the smart mix of materials with custom cabinetry in the butlers pantry and a mirrored metallic backsplash.

In the master bathroom, CKS installed herringbone marble floors, custom tile details, an oversized soaker tub, custom grey cabinetry, and mixed metallic fixtures to create a high-end and luxurious retreat.

The Warm White Kitchen Design in Chapel Hill

This warm and inviting kitchen design features creamy white custom cabinetry, a custom glass backsplash, and cool-toned paint that creates a balanced and welcoming look. The high-end, custom details on the oversized kitchen island, glass door fronts, wood butcher block, built-in appliances, white farm sink, and open shelving makes this space both luxurious and stylish. We tied many of these elements into the master bathroom design to create a cohesive look throughout the home.
